How to read this
- Score. A = strong fit and a clear moment to approach. B = good fit, but smaller or less certain. C = worth checking first.
- Timing. Now = opening or just moved in (pitch a maintained-planting contract). Soon = works are about to start (reach the designer or fit-out contractor). Pipeline = 12 months or more away (get the planting specified early).
- Planning approvals came from UK PlanIt across about 90 councils, filtered to approved commercial, hospitality, leisure and office schemes, then reviewed by hand. Home extensions, signage and tree works were removed. Applicant names are usually only on the council's own page, so open the record to find the applicant or agent.
- New companies are Companies House registrations in hospitality, hotel and fitness classifications for 19 towns. The registered office is often an accountant's or home address, so check the venue before contacting them.
- Contact rules. Limited companies, LLPs and public bodies can be emailed without prior consent, but every email needs an opt-out. Treat sole traders and ordinary partnerships as phone-first. Screen phone numbers against TPS/CTPS.
Gaps in this test run
- PlanIt returned no recent decisions for Coventry, Nuneaton & Bedworth, Hinckley & Bosworth, Stoke, Cheshire East or Derbyshire Dales, so those need a second source.
- The radius is a 100 km straight line, so north London and Manchester, both within 2 hours by road, aren't included yet.
- LinkedIn wasn't searched automatically. The commercial director's own Sales Navigator alerts can be logged alongside these leads.
